Local Coastal Plan (LCP)/General Plan Update

Historic Public Workshop And Hearing Schedule – October 2005 to April 2005

Since October 2004, as the final stages of the LCP/GP update, the City Planning Commission (PC) and City Council (CC) have hosted a series of eleven public workshops, three public educational sessions, and three public hearings, initially covering the entire current LCP, and more recently focusing on key policies. These are listed in the hearing calendar below.

Following the conclusion of the public workshops on March 17, 2005, the City released and distributed an initial Public Review Draft of the proposed amendments to the City’s LCP to all interested persons, agencies, organizations and government offices as required by Section 13515, California Code of Regulations (14CCR). This Public Review Draft responded to public and Planning Commission/City Council comments received during the public workshop process.

Besides the distribution of the Public Review Draft, public notice of the LCP/GP update has consisted of the following, in accordance with Section 13515:

§         Newspaper advertisements were posted in the San Mateo Times (March 15) and the Half Moon Bay Review (March 16) providing official notice of the public workshop and hearing schedule, and the availability of LCP staff reports and documents (“Review Draft Notice of Availability, Transmittal and Public Hearings”).

§         On March 31, nearly 5,000 flyers were mailed, addressed to each property owner, residents and business in the City of Half Moon Bay, summarizing the proposed amendments to the LCP, and announcing the public hearing schedule and availability of documents.

§         Following the conclusion of the public workshops, and in response to public and Planning Commission comments, an updated Public Review Draft was produced and mailed to interested parties, agencies, organizations and government offices on April 15, 2005, and is available on the City’s website.  This document consisted of Attachments 1 and 2  under “Updated Public Review Draft” listed in April 21 Public Hearing Schedule. These document were then combined into the Consolidated Public Review Draft.

Public hearings on the LCP update are now underway. The current Planning Commission and City Council public hearing schedule and staff reports/documents on the Updated Review Draft are available at the City’s website (click here).
